Spaces Leadership jointly developed The Bluff at Waterworks Landing with ETI Multifamily in 2008. The team purchased approximately 38 acres of land along the Black Warrior River from the City of Tuscaloosa that housed the former Water Works facility that treated all of the water for the City. The property was subdivided for the development of The Bluff Apartments. The apartments were developed in three phases with a total of 162 Units and 308 Beds, and a complete amenity package including riverfront access, fitness center, clubroom, infinity edge pool, firepits, study rooms, business center, and Starbucks coffee service. The asset was sold in 2017.
Spaces developed its own office building in 2021 along with an additional Suite for GRO Marketing, a full-service digital marketing agency. The project was completed ahead of schedule and within budget. The building was designed with the needs of the various team members in mind with spaces ranging from open workstations for sales and leasing, to focused work stations for accounting and managers, to a limited number of private offices. Conference rooms were located at the center for ease of use, and the building is flooded with natural light through the extensive use of windows. A café provides the perfect place for the morning cup of coffee, lunch, or just socializing throughout the day.
